What the monthly fee often covers
- Apartment rent and utilities, sometimes internet or cable.
- One to three meals a day.
- Housekeeping and linen service.
- Activities, outings and fitness.
- Scheduled transportation.
- Maintenance and grounds.
What's included differs by community, so line them up side by side.
Extra charges to ask about
- Community or move-in fee, and whether it's refundable.
- Second-person fee for couples.
- Pet fee.
- Parking or garage.
- Extra meals, guest meals.
- Personal care or medication help, if offered, often from a separate agency.
Compare with staying home
Add up a month of staying home: mortgage or rent, property taxes, insurance, utilities, repairs, yard and snow, groceries, transportation and any paid help. Compare that total with the community's all-in fee.
If care is needed
Independent living doesn't include daily personal care. If your parent needs help with bathing, dressing or medications, compare assisted living costs: the 2025 median was $5,975 a month in Kansas and $5,400 in Missouri (CareScout Cost of Care Survey 2025).
