# Independent living is a home you don't have to maintain.

No yard, no snow, no furnace that quits in January. Independent living and 55+ communities are for people who are still managing their own lives and want the upkeep gone. The catch is that most of them include very little hands-on help — so it matters to know exactly what you're buying.

Independent living is an apartment or cottage for people who can still manage daily life without routine personal care, usually with meals, activities, housekeeping and a maintenance-free home included. It is not staffed for hands-on care. A 55+ community is similar but often a purchase rather than a rental. Medicare does not pay for either. ## What independent living usually includes

Picture an apartment with a dining room down the hall. Most independent living communities bundle a monthly rent with some meals, social activities, transportation, light housekeeping, and a maintenance-free home. Many add a 24-hour emergency call system and a staff member on site, though not nursing care. The draw is convenience and company: no upkeep, no cooking unless you want to, and neighbors in the same season of life.

What's *not* included is the part families get wrong: routine help with bathing, dressing, medication and daily care. A resident who starts to need that help generally has to hire it in or move to an assisted living community. Ask each community directly how it handles a change in health.

## Independent living vs assisted living vs a 55+ community

Age-restricted communities generally must comply with fair-housing rules for seniors, which is why you'll see "55+" or "62+" on the door. If a community advertises itself as housing for older people, it has to meet those requirements.

## What you give up, and what to check

- **The house.** If you're leaving a paid-off home, you're trading no mortgage for a monthly fee. Run the numbers honestly — taxes, insurance and upkeep against the new rent.
- **Flexibility.** Some communities require a year-long lease or a large, only partly refundable entrance fee. Read the contract before you commit.
- **Privacy.** Shared dining, scheduled activities and a smaller floor plan aren't for everyone. Visit twice, including for a meal.
- **Future care.** If you pick a CCRC, understand what happens — and what it costs — when you need assisted living or nursing care later.

## Who it's not right for

If your parent needs help getting dressed, managing medications, or moving around safely, independent living alone will not provide it, and you'll end up arranging piecemeal help that can cost more than assisted living. If the main issue is loneliness, on the other hand, independent living solves it well and cheaply. Be honest about which problem you're actually solving.

## Questions about independent living

### Is independent living the same as assisted living?

No. Independent living is for people who don't need routine personal care; assisted living adds hands-on help with daily tasks and has staff on site around the clock. A community may offer both levels on one campus.

### Should we rent or buy in a 55+ community?

It depends on your time horizon and cash. Buying can build equity and lock in housing costs, but it's harder to undo if health changes. Renting keeps you flexible. For most families facing an uncertain next few years, flexibility is worth a lot.

### What is a CCRC, and is the entrance fee refundable?

A continuing care retirement community offers independent living through nursing care on one campus, usually for a large entrance fee plus a monthly fee. Refundability varies enormously by contract — some return most of the fee, some little or none. Have a lawyer who knows CCRCs read the contract before you sign.

### Do we have to move everything at once?
