## Estate sale vs. liquidation

- **Estate sale company:** runs a public sale in the home and takes a commission.
- **Liquidation or buyout:** buys some or all contents for a set price, or clears the home and resells.
- **Cleanout company:** removes and disposes, donates or recycles contents for a fee.

## Questions to ask

1. How long have you been doing estate sales here?
2. What is your commission, and any minimum or extra fees?
3. How do you price items? Do you use specialists for jewelry, art or collectibles?
4. How and where do you advertise?
5. How do you handle security and payment during the sale?
6. What happens to unsold items, and what does it cost?
7. When do we get paid, and will we get an itemized record?
8. Are you insured, and bonded if applicable?
9. Can we speak with recent clients?

## Read the contract for

- Commission and every fee.
- Who decides prices and discounts.
- Sale dates and the date the house will be empty.
- What condition the house will be left in.
- Payment timing and reporting.

## Red flags

- Pressure to sign quickly.
- No written contract or vague fees.
- Unwillingness to give references.
- Offering to buy valuable items cheaply before the sale.
